Building a new home is a detailed, multi-step process. There are 5 major stages of construction that are outlined below to help you understand the activities that take place during each phase of construction.
It is very important to work with a Massachusetts licensed builder that you trust, is experienced, and will work with you through the entire process. The permitting and inspection process, hiring and supervision of all sub-contractors,
scheduling, ordering, quality of materials and work performed, adhering to all Massachusetts building codes and local town requirements, finished product and customer satisfaction are all the responsibility of the builder.
There may be unexpected issues or minor delays that occur during the build and it is important that the builder stay
focused and determined to finish construction within a reasonable time. The builder is there to resolve any issues with scheduling, materials, labor and performance, or inspections and approvals. Buyers should understand and
be patient and flexible to accommodate certain unforseen factors such as: weather, town inspection and approval politics, or any requested modifications/ changes during the process.

Homebuilding 101: Stages of Construction
Stage 1 - Foundation
Excavation is performed
Foundation is laid out and concrete forms for footings and walls
Septic system or town sewer line is installed
Well is drilled or town water lines is installed
Foundation, garage and porch concrete are poured
Rough plumbing lines installed into foundation and floor is poured
Stage 2 - Framing
Framing of sill,interior and exterior walls
Raise roof trusses and stairs
Install roofing and weather wrap
Install exterior windows and doors
Stage 3 - Plumbing, Mechanical, Electrical
Installation of water and waste piping
Installation of hot water heater
Furnace, heating and venting installation
Ductwork installation
Electrical wiring installation
Stage 4 - Insulation and Drywall
Wall insulation
Drywall, sheetrock or other wall covering installation
Stage 5 - Exterior and Interior Finish
Interior door and window trim, and window sill installation
