When Buyers search for homes in MA,
drive by a for sale sign and call the number on it or go into an open house,
they should be aware of this important fact. Sellers generally want to get the
highest price they can for their property. They hire a Real Estate Broker
to market and sell this property. This Broker may handle the listing themselves
or have one of their Salespeople act as the "Listing Agent" for the Seller.
In this case, both the Broker and the Salesperson are Agents for the Seller.
As a tool to help sell the property, the Broker or Salesperson advertises
the property on a database listing service called the MLS - Multiple Listing Service.
As part of this service they are obligated to offer some compensation for other agents
to bring clients to see their listing. The MLS is made available to all licensed
Brokers and Salespeople who can display the database of properties on their web
sites or other advertisements, to attract new customers/ Buyers.
As part of Fact#1, the Brokers and Salespeople are bound to
disclose all information they gather about the Buyer to their Seller
client, their "principal". Keep in mind that they do not
have the right to know your personal and financial information.
By MA law, all real estate licensees should disclose their
representation: Seller Agent, Buyer Agent or Facilitator, and do so at the first meeting in person with a potential customer using a form called:
"The Mandatory Licensee Consumer Relationship Disclosure form".
FACT #2: THE BUYER AGENT WORKS FOR THE BUYER. Choose a Buyer Agent at Nathaniel Steele Properties.

to act in their best interests. They should also keep the Buyer informed and educated,
explaining the process and terminology as needed, making recommendations based on the local market trends and
